The operators of IdleHouse.com assume no responsibility and in no way warrant the accuracy of the information contained in any of the pages published here. Not all IdleHouse.com ads are created directly by the property owners, some IdleHouse.com advertisers are acting as agents or managers for the owners. Renters are aware that each property sets its own Refund/Cancellation Policies IdleHouse.com recommends that renters ask for and receive a written notice of the Refund/Cancellation policy from the advertiser and for added protection, we recommend the purchase of Trip Cancellation Insurance at your own expense (see InsureMyTrip.com for details). IdleHouse.com is not responsible for the refund of rental fees for any reason. None of the information contained in any IdleHouse.com web page is confirmed or warranted by any party. Qualification of all renters is the sole responsibility of the property owner or agent. Property Owners - If the operators of IdleHouse.com are unable to provide the promised level of service for any reason, including, but not limited to service outages, war, acts of God or negligence, neither IdleHouse.com or its owners can be held liable for any costs beyond the prorated costs paid by the client for the services which were not provided. IdleHouse.com does not guarantee that the IdleHouse.com web site will be available 100% of the time. This Agreement shall be construed in accordance with the laws of the US Virgin Islands, any and all disputes shall be submitted to the jurisdiction of the US Virgin Islands, disregarding conflicts of law, forum and venue. NOTICE TO ADVERTISERS - Membership Cancellation Policy IdleHouse.com listings run on an annual basis. Due to the fact that the vast majority of the work involved in promoting vacation properties on the Internet occurs in the first few weeks (creating the ad, adding photos, etc.) IdleHouse.com is only able to offer a partial refund once your first listing is online. Sorry, but no refunds on second or subsequent listings. For complete details, please see our Refund Policy. Property owners are responsible for investigating and adhering to all local regulations including, but not limited to, permits, licenses, occupancy taxes, and safety compliance. PROPERTY OFF THE MARKET- If you wish to remove your property from the market, we can temporarily inactivate the IdleHouse.com listing and reactivate it at a future date. Your IdleHouse.com listing stays in force through the original term and the renewal date does not change (the renewal date will not be extended during the time that the property is off the market). PROPERTY SOLD- if you sell your property you will not receive a refund. The property listing are non transferable. SELLING A IdleHouse.com LISTING.- Warning to potential purchasers and sellers of IdleHouse.com listings (we're talking about the sale of the listing, not the sale of the property - you can of course offer to sell your property): Since a property owner can create a new listing of their own at anytime, IdleHouse.com does NOT endorse or approve of the sale or bartering of the IdleHouse.com listing unless the property being advertised is also sold to the same party. Any listing which is advertised for sale or which we determine has been sold is subject to immediate cancellation without notice and without refund. Please do not offer to sell or purchase a IdleHouse.com listing without transferring the property at the same time. ONE PROPERTY in ONE LOCATION- IdleHouse.com listings are designed to advertise ONE PROPERTY in ONE LOCATION. If you sell your property and purchase a new property in the same city/location, then the you may modify your listing to advertise the new property (there may be a fee to update the photos.) However, if you sell your property and purchase a new property in a new location, then you will need to create a new listing. Once a listing is online, the location cannot be modified. SPAMMING POLICY- IdleHouse.com does not participate in or tolerate the sending of Unsolicited Commercial Email (SPAM) - IdleHouse.com reserves the right to cancel (without refund) any member that mentions IdleHouse.com or any of its associated websites, URLs, or any associated IdleHouse.com email address in any SPAM e-mail message or Usenet posting. IdleHouse.com is the sole judge in determining what constitutes SPAM. RENTAL INQUIRIES- It is the goal of IdleHouse.com to reduce the volume of SPAM delivered via the Rental Information and Availability Request (Inquiry) form. To that end, inquiries may be monitored and filtered by IdleHouse.com prior to delivery to IdleHouse.com members. Inquiries may be read by IdleHouse.com staff members. Despite IdleHouse.com filtering efforts, it is likely that some SPAM inquiries will be delivered anyway. It is also likely that some non-SPAM inquiries may not be delivered as a result of IdleHouse.com filtering efforts. Rental inquires are delivered via Internet email and are not to be considered private. Internet e-mail delivery is not 100% reliable and IdleHouse.com cannot be held responsible for undelivered inquiries or for missed income as a result of undelivered inquiries. IdleHouse.com, at its own discretion, may supply to potential renters the direct e-mail address and or phone number of IdleHouse.com advertisers for the purpose of making a rental inquiry. MEMBERSHIP POLICIES- Vacation Rentals by Owner reserves the right to reject or edit any ad submitted at our sole discretion. Once material has been submitted, edited and posted on the IdleHouse.com web site, it becomes the property of IdleHouse.com and its affiliated sites and may not be copied from the IdleHouse.com web site without written permission. LOCAL RULES AND REGULATIONS- Property owners are responsible for investigating and adhering to all local regulations including, but not limited to permits, licenses, occupancy taxes, and safety compliance.
